Terms of Service
These Terms of Service govern your use of the Property Aster platform, including all verticals, tools and services available through propertyaster.ae and associated applications. By accessing or using the platform you agree to these terms in full.
By creating an account, accessing any part of the Property Aster platform or using any of its services, you confirm that you have read, understood and agree to be bound by these Terms of Service and all applicable laws and regulations of the GCC jurisdictions in which you operate.
If you are using the platform on behalf of a company, agency or other legal entity, you represent that you have the authority to bind that entity to these terms. If you do not have such authority, you must not use the platform.
To use Property Aster you must be at least 18 years of age and legally capable of entering into binding contracts under the laws of your jurisdiction. Where professional licensing is required — such as RERA broker licensing in Dubai or REGA registration in Saudi Arabia — you must hold and maintain a valid licence to use the relevant verticals.
You are responsible for maintaining the confidentiality of your account credentials. You must notify Property Aster immediately at security@propertyaster.ae if you suspect any unauthorised access to your account.
You are solely responsible for all activity that occurs under your account, whether or not you authorised it. Property Aster will not be liable for any loss resulting from unauthorised use of your account where you failed to take reasonable steps to protect your credentials.
Property Aster aims to provide continuous platform availability but does not guarantee uninterrupted access. Scheduled maintenance, emergency updates and factors outside our control may cause temporary unavailability. We will provide reasonable advance notice of planned downtime where possible.
We reserve the right to suspend or terminate access to any part of the platform at any time, with or without notice, where we have reasonable grounds to believe a user has violated these terms or applicable law.
Privacy Policy
This Privacy Policy explains what data Property Aster collects, how it is used, where it is stored and what rights you have over it. It applies to all users of the platform across all GCC markets.
We collect information you provide directly — name, contact details, professional licence numbers, company information — as well as data generated by your use of the platform, including transaction records, listing activity, communication logs and compliance submissions.
All data generated by GCC users is stored on servers physically located within the Gulf Cooperation Council. Our primary infrastructure is hosted in the United Arab Emirates, with secondary replication in the Kingdom of Saudi Arabia. No GCC user data is transferred to or stored on servers outside the region.
Data is retained for the period necessary to fulfil the purposes for which it was collected. Regulatory records — including DLD transaction records, RERA compliance submissions and DTCM permit documentation — are retained for the minimum period required by the applicable regulation, typically 5–10 years.

GCC Regulatory Compliance
Property Aster operates under and enforces the regulatory requirements of every GCC market it serves. Compliance is not optional on this platform — the correct regulatory framework is applied automatically for each transaction, leasing agreement, permit or registration.
Agent & Professional Obligations
Real estate agents, brokers, property managers, mortgage advisors and developers using Property Aster must comply with the obligations of their professional licence and the applicable GCC regulatory framework at all times.
Property Aster verifies agent and broker licences against the relevant regulatory registers at the time of registration and periodically thereafter. Accounts found to be operating with an expired, suspended or revoked licence will be suspended pending verification.
You are responsible for maintaining a valid, current professional licence for all markets in which you operate on the platform. If your licence is suspended or revoked by a regulatory authority, you must notify Property Aster immediately at compliance@propertyaster.ae.
All property listings published through the platform must be accurate, current and authorised. You must have written authority from the property owner or their legal representative to list any property. Property Aster may request proof of listing authority at any time.
All transactions conducted through or originated through Property Aster must comply with the applicable laws of the jurisdiction in which the property is located. This includes anti-money laundering obligations under UAE Federal Law No. 20 of 2018 and the equivalent laws of all other GCC jurisdictions.
Agents are required to complete Know Your Customer (KYC) verification for all transaction counterparties. Property Aster provides KYC tools within the platform but does not relieve agents of their independent regulatory obligation to verify client identity.
Liability Limitations & Dispute Resolution
This section sets out the extent of Property Aster's liability to users and the process for resolving disputes. Please read this section carefully as it affects your legal rights.
Property Aster provides a technology platform that facilitates real estate transactions, compliance submissions and professional tools. We are not a party to any transaction between users and do not assume liability for the outcome of any transaction, negotiation or agreement conducted through or facilitated by the platform.
To the maximum extent permitted by applicable law, Property Aster's total liability to any user for any claim arising from use of the platform shall not exceed the total fees paid by that user to Property Aster in the 12 months preceding the claim.
Property Aster shall not be liable for: loss of profit, loss of revenue, loss of data, loss of goodwill or any indirect or consequential loss arising from the use of or inability to use the platform, whether such loss was foreseeable or not.
These terms are governed by and construed in accordance with the laws of the United Arab Emirates, specifically UAE Federal Law and, where applicable, the laws of the Dubai International Financial Centre. Any dispute arising from or relating to these terms or your use of the platform shall be subject to the exclusive jurisdiction of the DIFC Courts.
Cookie Policy
This Cookie Policy explains how Property Aster uses cookies and similar tracking technologies when you use our platform.
Cookies are small text files placed on your device when you visit the platform. They help us remember your preferences, keep you logged in and understand how you use the service so we can improve it.
You can control non-essential cookies through the cookie preferences panel available in the platform footer. You can also manage cookies through your browser settings, though disabling certain cookies may affect platform functionality.
Property Aster does not use advertising or third-party tracking cookies. We do not share cookie data with advertising networks or data brokers.
Changes to These Policies
We may update these policies from time to time to reflect changes in the law, our services or GCC regulatory requirements. We will notify you of material changes.
We will notify you of material changes to these policies by email to the address associated with your account and by a prominent notice on the platform. We will give you at least 30 days' notice before changes take effect, except where a shorter period is required by law or regulatory change.
Continued use of the platform after the effective date of changes constitutes acceptance of the updated policies. If you do not agree to the changes, you must stop using the platform before they take effect.
Changes required by new or amended GCC legislation — including RERA regulations, REGA rules, UAE Federal Law amendments or equivalent regulatory updates — may take effect immediately without the 30-day notice period. We will notify you as soon as practicable in such circumstances.
